DESIGN-BUILD

The design-build delivery method integrates both the design and construction phases of a project under a single contract.


This method streamlines project delivery through a single point of contact, typically a team that includes both design, engineering & construction teams with the contractor acting as the lead in order to offer the client a sole source of responsibility.

  • Single Contract: The owner signs one contract with a design-build entity, simplifying communication and accountability.
  • Collaboration: Architects, engineers, and contractors work together from the project’s inception, fostering collaboration and potentially leading to innovative solutions and cost savings.
  • Faster Delivery: Overlapping design and construction phases can accelerate the project timeline, allowing for earlier project completion compared to traditional methods.


CONSTRUCTION MANAGEMENT

In the Construction Manager at Risk (CMAR) delivery method, a construction manager (CM) is engaged by the owner early in the design phase to provide pre-construction services, such as cost estimating and scheduling.


The CM acts as a consultant during the design phase and as the general contractor during the construction phase, taking on the risk for construction performance and cost.


Key Features:

  • Two-Phase Commitment: In the pre-construction phase, the CM provides advisory services. In the construction phase, the CM acts as the general contractor.
  • Guaranteed Maximum Price (GMP): The CM provides a GMP, offering the owner cost certainty and assuming the risk for cost overruns.
  • Collaboration: The CM collaborates closely with the owner and design team, providing valuable input on constructability, cost, and schedule.


COMPETITIVE BID

The competitive bid delivery method, also known as design-bid-build, is the traditional approach where the owner hires an architect or engineer spend time early on to complete the design, then solicits fixed-price bids from contractors to perform the construction based on the completed design documents.


The contract is typically awarded to the lowest responsible bidder.

  • Separate Contracts: The owner has separate contracts for design and construction, maintaining distinct phases for each.
  • Bidding Process: Contractors submit bids based on a complete set of design documents, and the contract is awarded based on price.
  • Defined Scope: Clear and detailed design documents provide a well-defined scope of work, which helps in securing competitive and comparable bids.
